INFORMATION FOR PROSPECTIVE LANDLORDS
Abbey Rentals is an independent local company based in Eynsham and we pride ourselves in providing a professional, friendly and personal service on all aspects of residential letting, covering an area approximately within a 7 mile radius of Eynsham. The company is owned and run by Christopher Dodds who has worked in the property business in Oxfordshire for many years and for the past 20 years has been letting property in and around Eynsham. Christopher offers sensible, straightforward advice and an excellent management service with no hidden charges, so if you have a property to let or are thinking of buying a property to let out, then please give us a ring or call in to see us. Property Appraisal
All property appraisals are undertaken by Christopher Dodds.

Landlord Responsibilities
- Landlords are required to notify mortgage and insurance companies that the property is to be let.
- Landlords are responsible for building insurance cover.
- Properties must comply with current legislation regarding gas, electric and furnishings.
Marketing
Prior to marketing, an Energy Performance Certificate will need to be commissioned by a qualified Domestic Energy Assessor which will be made available to prospective tenants. We can arrange for an Energy Assessor to carry out the assessment with whom we have arranged a special rate. The property will be advertised in the local press, on our own website and on the leading property portal Rightmove. Potential tenants will be shown around the property by us and Landlords will be kept informed on how the marketing of the property is progressing.
Tenants
Potential tenants are discussed with the Landlord and if necessary it can be arranged for the two parties to meet. Once a let is agreed in principle, tenants are required to complete an application form and details are sent to a referencing agency that check employment, previous Landlord(s), character reference and credit search. If all is well, an Assured Shorthold Tenancy agreement will then be drawn up. Prior to the start of the tenancy, an inventory will be taken and the tenants are checked into the property by us and instructions given on appliances and heating etc.
Inventory
Prior to the tenants moving in an inventory will be taken of the fixtures, fittings, furniture, carpets, curtains and other effects and a schedule of condition taken. Meter readings are taken on the day the tenancy starts and the utility companies and the Local Authority informed.
Tenants are normally responsible for payment of water, gas, telephone, council tax and water rates and for the insurance of their own belongings.
Rent
For managed properties the rent will be collected by us and paid on to you by direct bank transfer, less our fees and any works carried out on your behalf. The tenants pay rent in advance each calendar month.
Deposits
We recommend taking the equivalent of one and a half months rent as deposit and for managed properties we hold the deposit on your behalf in a designated client's account. In the case of properties that we do not manage we can hold the deposit for you or you can make your own arrangements with one of the insurance based schemes. We are members of the Tenancy Deposit Scheme and The Dispute Service and subject to their rules and regulations.
