Set out below are details of our letting service. We can either carry out a full property management package for a percentage of the rental amount, or carry out a ‘let only’ arrangement where, for a one off fee, we carry out all the work up to and including the hand-over of the property to the new tenant, thereafter passing the responsibility thereafter to the landlord.

Initially, we advertise the property to let in the local press, including the Oxford Times, Oxford Mail, Witney Gazette, as appropriate, place details on our website, show prospective tenants round the property and when a likely tenant is found, discuss these potential tenants with the landlord. We can arrange a meeting if required. If it is decided to proceed, we have the prospective tenants checked out by a tenant referencing company and assuming that all is in order, then draw up an Assured Shorthold Tenancy agreement to be signed by the parties.

Prior to the tenants taking over, we carry out an inventory of items to be left at the property. Once the new tenants have started their tenancy, we notify all relevant statutory authorities and pass on meter readings. The tenants are made responsible for the payment of water, gas, telephone, council tax and water rates.

Our charges for full management are 12% plus VAT of the gross rent, which is deducted from this rent prior to depositing the net amount in the landlord’s bank account by electronic transfer, and statement/invoice sent on, itemizing any deductions. Throughout the tenancy and when necessary, we inspect property and any problems that arise identified and dealt with. At the end of the tenancy, we undertake an inventory check and notify the various statutory authorities accordingly, and advise as to any deductions from the deposit.

If you wish to manage the property yourself after the tenancy has been arranged, my charges for introducing the tenant would typically be the equivalent of 1/2 month's rent plus an initial £200 set-up fee plus VAT, payable out of the first month's rent.

We are members of the Tenancy Deposit Scheme for the holding of deposits, and of the Ombudsman for Estate Agents scheme and bound by their Letting Code of Practice.
